May 2008 - Streamlining the commercial property process

From now on, anyone building, selling or letting a commercial building may need to have an Energy Performance Certificate (EPC) and recommendation report. Martin Jinks, Head of Bakewells Commercial Property Team at Bakewells in Derby is advising any owner, landlord or builder to get organised early or face a delay in receiving a certificate of completion from the local authority building inspector.

According to Martin, “The EPC shows the energy efficiency of the building as a rating from A – G with A being very efficient and G the least efficient. The recommendation report, issued by an energy assessor, outlines cost-effective recommendations to improve this rating.”

“Putting all this in place takes time. Particularly in today’s difficult market, it’s vital that anyone looking to let or sell a commercial building gives themselves every chance by putting it on the market for as long as possible – so make sure you’re able to do so as early as possible.”

The need for an EPC and recommendation report has been in place for buildings of 10,000 square metres and over since early April; from 1 July, they will be necessary for buildings over 2,500 square metres, and for all other commercial buildings from 1 October.

According to Martin, “We have a great deal of experience in helping clients get their commercial buildings to market faster than the competition, and welcome enquiries from anyone looking for ways to streamline the process. Call one of our property experts on 01332 348791.
